Snagging Lists
When you are purchasing a new property, obtaining a Snagging List from an Independent Surveyor may be more appropriate than a Survey Report or obtained as a supplementary report.
The purpose of a Snagging List is to highlight imperfections and defects once the construction works are complete or in the final stages.
Before we can prepare a Snagging List, the developer or builder must have first fully completed all building works and prepared the property for handover. For this reason, Snagging Lists are often carried out at a late stage possibly a week or two before completion of the purchase or immediately once you have moved in.
The report should then be issued to the builder to make sure that they put right all those matters identified.
Remember you are buying a new house and whilst it should be covered by a new build warranty such as NHBC, this only covers the more serious issues and a lot of minor issues can add up.
As a RICS Regulated and CIOB Chartered Building Company we are proud to hold both accreditations. This ensures you are provided with the highest professional standards for your Professional snagging in Yorkshire.
With over 25 years of construction and surveying knowledge and experience we aim to protect homebuyers in Yorkshire
and owners against unforeseen risks and uniformed decisions.
What is included in our Professional Snagging List
- The Snagging List will identify matters that are either incomplete or, although complete, fall short of the standard normally required.
- We will report not only on serious issues but also on what may be considered to be minor matters such as damaged decorations, chipped and marked paintwork.
- Our report will provide you with a description of the property and a detailed list of all snagging matters are fully illustrated by supporting photographs.
